Bluffton and Buckwalter Commercial's holdings enjoy the unparalleled advantage of being situated in the heart of one of the world's most famous regions. Buckwalter is also unique in that growth is rapidly and immediately converging on it not from one or two, but rather from all four directions.
EAST
Hilton Head Island, SC
Six miles east of Buckwalter lies Hilton Head Island, with all its resorts, golf courses, restaurants, beaches, shops, and cultural activities. On any given day, 47,000 visitors (over 2.5 million annually) make their way to this fabled vacation destination on the Atlantic Ocean. Consistently ranked as one of the best vacation spots in the country, Hilton Head has also earned a spot in Golf Digest's top golf destinations worldwide.
WEST
University of South Carolina, Beaufort New River Campus
I-95 lies just eight miles west of the Buckwalter PUD. Between the main Highway 278 entrance to Buckwalter and I-95, is a stretch of road which is undergoing tremendous change and that has brought a much-appreciated addition to the region's collegiate climate.
In 2004, the University of South Carolina at Beaufort opened. Its Greater Bluffton campus is expected to spur economic growth by attracting knowledge based businesses that require four-year degrees for employment. Across 278, the Technical College of the Low Country offers two-year degree programs and programs to meet businesses' specific needs.
Closer yet, immediately to the west is Sun City, with its ready market of age 55+ residents. Over 7,300 homes have already been built, and there are plans for a total of in excess of 9,000. Highway 278, the principal road to Hilton Head, serves as the northern entrance to Buckwalter Parkway.
SOUTH
Savannah, GA
To the south, the region's booming growth continues. Savannah, with its charm, elegance and rich history, also has a remarkable balance of diversity of trades and industries. The city boasts 22 Fortune 500 companies and 25 international companies.
Plans are well underway to widen SC 170 to four lanes at Buckwalter Crossroads and beyond to meet the needs of the rapidly growing Savannah-Bluffton Corridor. Discussions are also underway to build a new deepwater port on the South Carolina side of the Savannah River.
Frampton House Point South, SC To the more immediate south of Buckwalter is Palmetto Bluff, an award-winning 20,000+ acre private, one of a kind residential community on a spectacular nearby peninsula.
NORTH
Bluffton's premier golf community, Berkeley Hall, is directly to the north of Buckwalter, just across Highway 278. Berkeley Hall is home to two world-class Tom Fazio-designed 'core' golf courses and superb amenities. Completing the picture is the recent completion of the widening to four lanes of SC 170 leading to Beaufort, the county seat and historic tourist destination.
